Residential Kitchen over $150,000 — Conniff Construction Co.

After previous renovations to update this beachfront house,. the owners were ready to create the kitchen of their dreams.  The primary goal was to enlarge the kitchen, incorporate a small dining area into the workspace and provide an open, functional prep area. The kitchen bumped out 45-degrees north and the eating are to be used bumps out South, making it difficult to install the desired coffered ceiling. Relocating the range and cooking area into the old dining room required closing up a window, adding soffits for the cabinetry and installing the mechanicals. An important design detail for the homeowner was that the new openings to the kitchen match the ellipses over the existing windows. Conniff made a template of the existing windows and transferred it to the walls during rough framing.

Included in the kitchen renovation above was to create an in-line dining room. The home originally had two eating areas. One was incorporated into the expanded kitchen. The other was opened into the new kitchen. The new dining room has built-in storage and buffet serving space with cabinetry matching the islands in the kitchen. Crown moldings throughout the new areas match as do the entry openings.  The pictures tell a wonderful story.
